Tips for Getting Your Security Deposit Back

Unfortunately disputes over security deposits occur on a regular basis, but these tips will help you avoid any problems when it comes time to move out of your Woodland Hills apartment.

  • Before you move in, do a walk through with the leasing agent and document any items of concern. Take pictures and/or videos and keep a copy, as well as send one to the management office.
  • Find out how old the carpets are, when the last time your apartment was painted or the age of the appliances, all of these items will help if wear and tear versus damage becomes a problem later on.
  • Keep on top of regular maintenance issues as they arise. If you see a crack in a ceiling, let management know right away. If you hear or see dripping, call the management office and document your conversation. If the leak is persistent, write a letter (or email) and take pictures.  If you see a small tear in your carpet or flooring, take a picture, place some tape or other mechanism to stop it from tearing further and notify management.
  • Once you have given written notice, you should arrange for a walk through with the managing office. Document the visit, take pictures and if the agent notes items that would result in forfeiter of your deposit, have them write it down. If you correct the issues, take pictures and have the agent acknowledge correction of the items in question.
  • Knowing your rights is important to receiving a full or partial refund of your security deposit. For example in most states the landlord must provide you with an opportunity to correct problems. You must also be notified typically within 15 to 60 days in writing of an items that would have resulted in forfeiture or your security deposit.

In most cases there are no problems receiving a refund for the appropriate amount of your security deposit, but it is a good idea to follow these tips and know your state laws and the guidelines of your lease.
